Practice Focus and Experience


Bob Galvin practices in the Real Estate and Environmental area where he specializes in commercial and residential real estate, commercial leasing, and commercial, industrial, residential, and mixed-use condominiums. He represents developers, property owners, sellers, buyers, condominium associations, and commercial landlords and tenants. Bob has created a large number of commercial, industrial, residential, and mixed-use condominiums.

Bob is editor and coauthor of Massachusetts Condominium Law, and the author of the condominium chapter in Crocker's Notes on Common Forms, both leading Massachusetts legal treatises.

Representative Matters


  • Represented a tenant-owned housing cooperative in Brookline in its conversion to condominium ownership. The cooperative was created 40 years ago to house low and moderate income persons whose homes were taken by an eminent domain taking. Nearly $20 million in value was created for the former tenant/shareholders. 25% of the apartments will be permanently reserved for low and moderate income homeowners, by agreement with the town.
  • Created condominium documents for a 329-unit, phased condominium, Sierra + Tango Condominium, the first two buildings in the North Point project eventually consisting of 2,700 housing units, more than 2 million square feet of commercial space, retail space, a hotel, and open space in Cambridge, Boston and Somerville.
  • Represented the developer of a unique artist live-work condominium in New Bedford in creating a community in which only certified visual artists are permitted to purchase units.
  • Created condominium documents for an 88-unit project north of Boston comprised of detached homes, townhouse and flats for home buyers 55 years of age and older.
  • Prepared condominium documents for 99-unit Royal Barry Wills townhouse and flats.
  • Represented the developer of a 100-unit residential/artist studio condominium in the Boston metropolitan area.
  • Represented the developer of a 99-unit mixed-use condominium building in Copley Square.
  • Represented the owner of a shopping center in arranging Wall Street conduit financing.
  • Negotiated a sixty-year ground lease and prepared condominium documents for a leasehold industrial condominium consisting of six seafood processing plants.
  • Participated in the preparation of a successful friend of the Court (amicus curiae) brief requested by the Massachusetts Supreme Judicial Court on a landmark condominium case.
  • Negotiated nationwide commercial leases and purchases and sales of property for a major, publicly held corporation.
